Nearly a full city block near McKinley Park in East Sacramento is on the market for a likely redevelopment. The shuttered Mary Ann’s Bakery, at 320-350 Alhambra Boulevard, is an industrial property in a neighborhood more tilted to residential, retail and office these days. And one of the brokers on the listing, Ken Noack Jr., said that’s why redevelopment is a probable outcome.

Mary Ann’s Bakery moved out of the 56,000-square foot building nearly a decade ago, for a new location more suited to industrial properties on Power Inn Road. The building dates to 1927, while the property, 96,000 square feet, also includes two houses. The property is bisected by an alley city officials have said they’d consider abandoning, according to the brochure.

In all, the listing includes nearly all the property bordered by 30th Street, Alhambra and C and D streets. “It’s not very often you come across almost a whole city block,” Noack said.

The listing memorandum does not include a price, but Noack said interest has been strong since the listing became available a couple weeks ago. Noack is listing the property with David Brandenburger, a managing director at Newmark Cornish & Carey.

Because of its age, the former bakery building would probably have some issues related to demolition such as asbestos remediation. But Noack said buyers typically understand such issues ahead of time.
